PRE-DESIGN
We meet with you, the owner/representative, to discuss soliciting proposals from architects, sub-consultants, and soil investigative teams. We negotiate and award contracts to successful consultants, including purchase orders and services contracts
DESIGN DEVELOPMENT
We oversee the preparation of site plan approval drawings, working drawings, and specifications for all disciplines. We coordinate with team members, attend design team meetings, and prepare an initial construction cost estimate.
CONSTRUCTION DOCUMENTS
We coordinate construction drawings and sub-consultants, participate in pre-tendering, address questions and clarifications, and prepare and issue a full tender package. We also prepare and issue an initial construction schedule, tender examinations and recommendations.
ADMINISTRATION
We gather all Form 1000s, insurance, and monthly WSIB forms from trades and prepare and execute stat dates from trades. We create a job cost book within our construction accounting software, review shop drawings and samples, and contractor quotes related to any request for changes to their contract.
FIELD REVIEW
We conduct field reviews of construction as required to ensure that work performed by contractors is in accordance with the contract documents. This includes attending onsite construction meetings, trade and superintendent meetings, distributing site meeting minutes, preparation of deficiencies, and follow-up.
